The problemAn 18-floor hi-rise had been logging resident complaints about smell and pest sightings in the garbage compactor room for 8 months. Previous vendor used domestic-grade cleaners with no written log. City inspector flagged the room during a RentSafeTO walk-through.
What we didInitial deep clean with bactericidal foam treatment, enzyme deodorizer, and pressure rinse. Switched to 3× weekly recurring with WHMIS-compliant products. Written completion log emailed after every visit. Pest sightings flagged and reported.

Full deposit returned on a contested move-out
The problemTenant moving out of 2-bedroom condo. Landlord had threatened to withhold the entire $2,800 deposit citing kitchen grease, bathroom grout, and behind-appliance dust. Tenant had 48 hours before final inspection.
What we did5-hour deep clean using our landlord-approved checklist. Inside oven, behind fridge, all grout lines, baseboards, light fixtures, vent covers. Written completion report with photos delivered to tenant. Tenant forwarded to landlord. Inspector signed off the same afternoon.
