A buff uses a high-speed polishing machine to restore shine to the top wax layer without chemicals — ideal for monthly maintenance between deeper services. A scrub-and-recoat removes the top wax layer chemically and applies fresh coats — needed quarterly to maintain a proper finish. A full strip removes all wax down to bare floor and rebuilds from scratch — needed annually or when heavy yellowing or buildup has accumulated. Most facilities need a combination of all three on different schedules.
How long does the space need to be clear after floor waxing or sealing?
For most commercial wax applications, the floor is dry enough to walk on within 30–45 minutes between coats. Full cure — when foot traffic and furniture can return normally — is typically 4 to 8 hours depending on product and ventilation. Strip-and-wax is almost always done overnight so the building opens to a fully cured floor. We confirm the specific timeline for your product in the written scope before any work begins.
Can you clean floors in an occupied building without disrupting operations?
Yes. Most commercial floor care is done after hours — before the building opens or after it closes. For large multi-floor facilities we section the work and do one floor or wing at a time so operations continue elsewhere. We confirm the schedule and sequencing in writing before any job begins. 24-hour operations have also been handled with more planning — it is workable.
What floor types do you work with?
Hardwood (solid and engineered), VCT (vinyl composition tile), luxury vinyl plank and tile, ceramic and porcelain tile, polished and unpolished concrete, marble and natural stone, and commercial carpet. Each floor type requires different products, equipment, and techniques. We scope specifically to your floor type before we touch it — we do not use a one-size-fits-all approach.
How much does commercial floor care cost in Toronto?
It depends on floor type, size, current condition, and service type. A maintenance buff on a small office lobby starts from around $150. A full strip-and-rewax on a 2,000 sqft VCT floor starts from around $600. A hot water extraction carpet clean for a 1,000 sqft office starts from around $280. We provide a written quote before any work begins — the quote does not change on the day.
Do you offer ongoing maintenance programs or is this one-time only?
Both. One-time jobs for specific situations like post-construction cleanup or pre-inspection restoration. And recurring programs where we schedule the right service at the right frequency for each floor type in your facility — monthly buff, quarterly scrub-and-recoat, annual strip-and-wax, as-needed carpet extraction. A maintenance program is more cost-effective per visit and keeps floors consistently presentable rather than cycling between neglect and emergency restoration.
