Know what you are buying
Multi-tenant suite or whole floor
This is the distinction that causes most downtown billing surprises, and almost nobody explains it before quoting.
If you lease a suite on a shared floor, your cleaning contract covers your demised premises only. The elevator lobby, shared corridor, and shared washrooms on that floor are usually the landlord’s responsibility, cleaned by the building’s own contractor and paid through your operating costs. Paying a second contractor to clean them is money spent twice.
If you hold a whole floor, the elevator lobby and washrooms on that floor are typically yours, and your scope needs to say so. Get this wrong and either the washrooms go uncleaned for weeks or you are billed for areas you never had to cover.
We read the boundary off your lease and the building’s cleaning specification before pricing, then write the scope to match. If the split is unclear, we ask property management rather than guessing and billing you for it.

How much does office cleaning cost in downtown Toronto?
Expect roughly $0.15 to $0.50 per square foot monthly, or $35 to $65 per hour per cleaner, with smaller suites often quoted per visit instead. Downtown sites can sit higher in that range than suburban ones because access is restricted, work is night-only, and waste has further to travel. We price after a walkthrough rather than over the phone, because guessing on a downtown suite is how surprise invoices happen.
Do you clean the shared corridor and washrooms on my floor?
Only if they fall inside your demised premises. On a shared multi-tenant floor those areas are normally the landlord’s responsibility and are cleaned by the building’s contractor through your operating costs. If you hold the whole floor they are usually yours. We confirm the boundary with your lease or property manager before pricing so you are not paying twice or leaving a gap.
Can you get building approval to work in my tower?
Yes. We carry WSIB clearance and $5M liability insurance and send certificates naming the building to property management during onboarding. That is the normal requirement for tenant contractors downtown. We also arrange the access method the building uses, whether that is a security sign-in list or programmed access cards.
What hours do you clean downtown offices?
Most downtown work runs after business hours, typically starting between 6pm and 9pm, so the office is ready before staff arrive. The building often sets the outer limits through elevator and dock availability. Where a site needs daytime presence for washroom checks, spill response, and lobby resets, that is handled by a day porter rather than by moving the whole clean into working hours.
Do I need a long contract?
No. We work without lock-in contracts. You get a written scope and a price, and the arrangement continues because the work holds up. If it does not, you are not tied in while you sort it out.
Can you handle a small suite, not a whole floor?
Yes. A single suite of a few thousand square feet is normal downtown work. Smaller sites are usually quoted per visit rather than per square foot, because travel and setup are a larger share of the cost when the cleanable area is small.
How do you handle winter salt in the core?
Salt is the biggest threat to downtown office floors between November and April, and it arrives on every pair of shoes off the sidewalk. We extend entrance matting so it catches several steps of walk-off, increase entrance and lobby mopping frequency, and use a neutralizing floor cleaner rather than plain water, which spreads salt instead of lifting it.
Will it be the same cleaners every time?
Yes, that is the point of the model. A crew that has cleared building screening and knows your layout, your alarm, and your waste route is worth keeping. When someone has to change we tell you and give property management notice before a new name attends the site.
Do you do carpet and floor work as well as nightly cleaning?
Yes, on a scheduled cycle rather than on request. Carpet extraction generally runs two to four times a year in a busy downtown office, and hard floors need periodic scrubbing or refinishing depending on the surface.
