Floors That Last Longer. Look Better.
Commercial floor cleaning Toronto buildings rely on: stripping, waxing, buffing, and maintenance programs for offices, condo lobbies, and retail spaces across the GTA.

What is commercial floor cleaning?
Commercial floor cleaning is the scheduled maintenance of hard and soft flooring in a business building, covering routine cleaning, periodic deep treatment such as buffing and scrub-and-recoat, and full restoration through stripping and waxing. It protects the floor from wear that daily mopping cannot stop, rather than just making it look clean.
Grit walked across a floor works like sandpaper against the finish. Once the finish is gone, wear reaches the substrate, and at that point the fix is replacement, not cleaning. That is why maintained floors last 15 to 25 years and unmaintained ones last 5 to 8, the numbers below.
Commercial floor cleaning in Toronto, under one program
Every floor type gets the right service, right products, and a written report. We scope it first — no guessing.
Strip & Wax
Full removal of all existing wax down to bare floor. 3–5 fresh coats of commercial-grade wax applied and buffed to shine.
Scrub & Recoat
Chemical scrub removes the top wax layer. 1–2 fresh coats restores sheen and extends the life of the full strip by months.
Spray Buff & Burnish
High-speed rotary or auto-scrubber polish to restore gloss to existing wax. No chemicals, no stripping — done in hours.
Hardwood Care & Protective Coat
pH-neutral deep clean + hardwood-safe protective coat. Restores clarity to dull or product-built-up engineered or solid hardwood.
Hot Water Extraction
Truck-mounted or portable extraction removes deep soil, bacteria, and odour from commercial carpet. Dry time 2–4 hours.
Tile Deep Clean & Grout Seal
Rotary scrub removes embedded soil from grout lines. Grout seal applied — stays clean for 6–12 months.
Concrete & LVT Sealing
Penetrating sealer protects polished concrete and luxury vinyl tile from staining and wear in high-traffic areas.
Post-Construction Restoration
Removes grout haze, construction dust, adhesive residue, and overspray. Floors ready for occupancy after renos. Full site clean needed? See post-construction cleaning.
Quick reference
Which treatment does your floor need?
| Surface | Routine | Periodic | Prevents |
|---|---|---|---|
| VCT / hard floor | Dust mop, damp mop | Strip & wax, 1–2x yearly | Finish loss, permanent scuffing |
| VCT, between strips | Buff monthly | Scrub & recoat quarterly | Dulling before a full strip is due |
| Polished concrete | Dust mop, auto-scrub | Re-polish or densify, 1–3 years | Surface porosity, dulling |
| Ceramic & porcelain | Damp mop | Grout deep clean, 2–4x yearly | Grout staining, largely irreversible |
| Sealed hardwood | Dust mop, damp mop | Screen & recoat, 2–5 years | Wear through to bare wood |
| Carpet | Vacuum | Hot water extraction, quarterly | Fibre abrasion, which never reverses |
| Entrance matting | Vacuum daily | Extraction, monthly in winter | Salt and grit reaching every other floor |
Buffing, burnishing, polishing: a buff restores shine to an intact wax layer without stripping it, which is monthly maintenance work. Burnishing runs at higher speed for a deeper gloss. Polishing is the general term, and on concrete it means mechanical grinding rather than working an applied finish. None of the three will fix a floor whose finish is already worn through; that floor needs a strip and rewax.
Replacing a Floor Costs10× More Than Maintaining One.
Most facility managers know their floors need attention. What doesn’t get communicated clearly is what deferred maintenance actually costs — not in aesthetics, but in real replacement and liability numbers. These are the numbers that justify a maintenance program to any building owner or board.
A properly maintained floor lasts 15–25 years. An unmaintained one lasts 5–8. The annual cost of a proper maintenance program is typically less than 10% of replacement cost per year.
Worn, dull, or improperly waxed commercial floors are a documented slip hazard. Liability exposure from a single incident typically exceeds 3–5 years of floor maintenance costs.
Floors without a scheduled maintenance program deteriorate 40% faster than maintained floors — regardless of initial material quality or installation cost.
We walk through your facility, assess each floor type, and tell you honestly what maintenance is needed and what the cost of doing nothing looks like over 3–5 years. No obligation, no pressure — just a straight assessment.
Hardwood That Looks New Again
Dull, scratched hardwood doesn’t need refinishing — it needs the right maintenance program. We deep clean, remove residue buildup, and apply a protective coat that restores the original finish and prevents premature wear.

Strip the Yellow. Restore the Shine.
Every wax layer traps dirt. Over time, your VCT floors yellow, darken, and lose their finish. We chemically strip every old layer, clean down to bare tile, seal, and apply fresh wax coats for a high-gloss factory finish.

Grout That Looks Like It Did Day One.
Regular mopping pushes dirt deeper into grout lines. Our process uses rotary machines and hot water extraction to pull embedded dirt out — then we seal the grout to prevent future staining.

Concrete That Performs and Looks the Part.
Unsealed concrete dusts, stains, and degrades. We scrub, treat, and seal concrete floors for warehouses, parking garages, loading docks, and industrial facilities — with equipment rated for heavy-duty commercial use.

Carpet That Doesn’t Smell Like It Should Be Replaced.
Vacuuming removes surface dirt. Our hot water extraction process pulls allergens, bacteria, and embedded soil from carpet fibers — extending carpet life and eliminating odours at the source.

Floor care done by people who actually know floors
Not every cleaning company knows the difference between a VCT maintenance buff and a strip-and-rewax. We do. Here is what that actually means for your building.
Written Scope. Written Report. Every Job.
Before every floor care job you receive a written scope — floor type, service, products, estimated result. After every job you receive a written completion report.
- Floor type and condition assessment
- Specific service — clean, buff, strip, wax, seal
- Products used with WHMIS data on file
- Areas to be treated and sequence
- Expected result and dry/cure time
WSIB Certified & Insured
Certificate of insurance and WSIB clearance provided before any job begins. Accepted by all commercial property managers and building owners.
Early Morning & Overnight Available
Floor care requires the space clear of foot traffic during service and cure time. We schedule around your building’s hours — no disruption to operations.
Right Products for Every Floor Type
The wrong cleaner on hardwood destroys finish. Wrong wax on VCT yellows within weeks. We use the correct product for each specific floor — and document it in the job report.
No Lock-In Contracts

Five months a year
What Toronto winter does to commercial floors
From November to April, road salt arrives continuously through every entrance. Salt residue draws moisture and leaves a haze that ordinary mopping redeposits rather than removes, because it needs a neutraliser rather than a general cleaner. It is also abrasive: every footstep grinds salt crystals and grit into the finish.
Five months of untreated salt can consume a finish that would otherwise have lasted two years. Buildings that come through winter well increase entrance frequency rather than holding the summer schedule, clean the matting instead of only vacuuming it, and use a neutralising cleaner on entrance-adjacent floors. Detail in winter salt and commercial floor damage.

Floor Care Questions We Actually Get Asked
No accordion. No fluff. The questions facility managers and property managers ask us before booking — answered directly.
Book a Free Floor AssessmentWhat is the difference between a buff, a scrub-and-recoat, and a full strip-and-wax?
A buff uses a high-speed polishing machine to restore shine to the top wax layer without chemicals — ideal for monthly maintenance between deeper services. A scrub-and-recoat removes the top wax layer chemically and applies fresh coats — needed quarterly to maintain a proper finish. A full strip removes all wax down to bare floor and rebuilds from scratch — needed annually or when heavy yellowing or buildup has accumulated. Most facilities need a combination of all three on different schedules.
How long does the space need to be clear after floor waxing or sealing?
For most commercial wax applications, the floor is dry enough to walk on within 30–45 minutes between coats. Full cure — when foot traffic and furniture can return normally — is typically 4 to 8 hours depending on product and ventilation. Strip-and-wax is almost always done overnight so the building opens to a fully cured floor. We confirm the specific timeline for your product in the written scope before any work begins.
Can you clean floors in an occupied building without disrupting operations?
Yes. Most commercial floor care is done after hours — before the building opens or after it closes. For large multi-floor facilities we section the work and do one floor or wing at a time so operations continue elsewhere. We confirm the schedule and sequencing in writing before any job begins. 24-hour operations have also been handled with more planning — it is workable.
What floor types do you work with?
Hardwood (solid and engineered), VCT (vinyl composition tile), luxury vinyl plank and tile, ceramic and porcelain tile, polished and unpolished concrete, marble and natural stone, and commercial carpet. Each floor type requires different products, equipment, and techniques. We scope specifically to your floor type before we touch it — we do not use a one-size-fits-all approach.
How much does commercial floor care cost in Toronto?
It depends on floor type, size, current condition, and service type. A maintenance buff on a small office lobby starts from around $150. A full strip-and-rewax on a 2,000 sqft VCT floor starts from around $800. A hot water extraction carpet clean for a 1,000 sqft office starts from around $280. We provide a written quote before any work begins — the quote does not change on the day.
Do you offer ongoing maintenance programs or is this one-time only?
Both. One-time jobs for specific situations like post-construction cleanup or pre-inspection restoration. And recurring programs where we schedule the right service at the right frequency for each floor type in your facility — monthly buff, quarterly scrub-and-recoat, annual strip-and-wax, as-needed carpet extraction. A maintenance program is more cost-effective per visit and keeps floors consistently presentable rather than cycling between neglect and emergency restoration.

What clients say about our floor care
“The VCT floors in our building lobby hadn’t been properly stripped in three years — yellow and dull regardless of how often we mopped. Profound stripped them overnight, rewaxed, and burnished. The superintendent couldn’t believe it was the same floor. We have them on a quarterly scrub-and-recoat schedule now.”
“Our condo lobby has engineered hardwood that had become dull and cloudy from product buildup. Profound used the right cleaner for engineered wood — not the harsh products we’d been using — and applied a proper protective coat. The difference was immediate.”
“Our clinic tile floor grout was dark grey — mopped for years without proper extraction. Profound’s rotary machine clean restored the grout to white. We’re on a six-month grout seal schedule and the floor has stayed clean between appointments for the first time.”
