What is commercial window cleaning?

Clean glass. Real protection.

Commercial window cleaning is the scheduled cleaning of glass in a business or institutional building, covering interior and exterior surfaces, frames, sills and tracks. It differs from residential window cleaning in scale, access requirements, and the fact that it runs on a maintenance schedule rather than as an occasional job.

The distinction that matters commercially is between a one-off clean and a programme. A single clean makes glass look good for a few weeks. A programme keeps it that way, and prevents damage that eventually cannot be reversed.

Benefits of a window cleaning programme

  • Better curb appeal
  • Healthier indoor environment
  • Protects your investment
  • Professional impression
  • Extends glass lifespan

How often

How often should commercial windows be cleaned?

Most commercial buildings need exterior window cleaning quarterly and interior glass monthly, though entrance and storefront glass usually needs weekly or fortnightly attention because it takes constant hand contact. Buildings on arterial roads, near construction, or with heavy foot traffic need more frequent exterior cleaning than the quarterly baseline.

Toronto adds a fifth season to this. Between November and April, road salt spray reaches ground-floor and low-rise glass continuously, and salt is corrosive to frames and hardware as well as unsightly on glass. Buildings on arterial roads frequently need an extra winter visit that summer scheduling would never predict, in the same way floor care does.

Our method

The purified water method, and why we use it

Traditional window cleaning uses detergent and a squeegee. It works, but it leaves a thin residue that attracts dust and shortens the interval before the glass looks dirty again.

We feed purified water through a pole system instead. Removing the minerals from the water first means the water itself becomes the cleaning agent: it lifts soil, then dries leaving nothing behind, because there is nothing in it to leave. No detergent, no residue, no streaking, and a longer interval before the next visit is needed.

It also reaches safely. A water-fed pole cleans several storeys from the ground, with no ladder against your building and no worker at height, which removes an entire category of risk from your site and from your insurance.

Where the traditional method is still correct: interior glass, mirrors, detailed frame work, and anywhere adhesive residue needs manual removal. Most buildings get both, and the scope says which areas get which.

Ground, pole & specialty access

Safe access. The right method.

Window cleaning is quoted by how the glass is reached, not by how dirty it is. We match the access method to your building height and layout.

  1. 01

    Ground & pole cleaning

Up to 3 storeys using water-fed pole systems for a spotless, streak-free finish, safely and efficiently.

  2. 02

    Interior hand cleaning

Partitions, mirrors, balustrades and detail work, where a hand and a squeegee still beat any machine.

  3. 03

    Safety first

All work follows Ontario safety standards with trained crews, inspected equipment and full insurance coverage. No worker at height on your site.

Where we work

Commercial properties we clean

  • Office buildings

Lobby glass, meeting room partitions and entrance doors form the first impression of every tenant in the building. Tower work needs COI and freight elevator booking, covered on downtown office cleaning.

  • Medical & dental clinics

Clinics are held to a visible standard other offices are not, and glass is the most immediate signal of it. This is the cluster we rank strongest in. See medical office cleaning.

  • Retail stores & plazas

Display lighting makes streaks and mineral deposits obvious in a way office lighting never does. Storefront glass is merchandising rather than maintenance, and it needs the highest frequency on the building.

  • Restaurants

Storefront glass takes hand contact all day, and grease film from cooking migrates further than most operators expect. Runs alongside restaurant cleaning and NFPA 96 hood work.

  • Condominiums

Lobby glass, vestibules, amenity rooms and glass balustrades, scheduled alongside condo common area cleaning so one crew covers the whole building.

  • Industrial & warehouses

Office area glass, skylights and mezzanine partitions in facilities running full shifts. Part of a wider warehouse cleaning scope.

  • Post-construction

New glass arrives with protective film, adhesive, paint speck and grout haze, each needing a different removal method. Done wrong, a blade on new coated glass scratches permanently. See post-construction cleaning.

Pricing

What drives the price

Window cleaning is quoted per building after a walkthrough, because pane count and access govern the labour far more than floor area does.

  • Number of panes, not square footage. Twenty small panes take longer than four large ones.
  • Access. Ground-level, pole-reachable and equipment-assisted glass are three different costs.
  • Interior, exterior or both. Doing both in one visit is cheaper than two.
  • Frame and track work. Detailing channels takes longer than the glass itself.
  • Frequency. A quarterly programme costs less per visit than occasional one-offs.
  • Condition at first visit. Neglected glass often needs a restoration pass first.
  • Site constraints. Dock access, security escort and after-hours work all add time.

Questions, answered plainly

Commercial window cleaning FAQ

Practical answers for property and facility managers scoping a glass programme.

What is commercial window cleaning?

Commercial window cleaning is the scheduled cleaning of glass in a business or institutional building, covering interior and exterior surfaces plus frames, sills and tracks. It runs as a maintenance programme rather than an occasional job.

How often should commercial windows be cleaned?

Exterior glass quarterly and interior glass monthly suits most offices. Entrance and storefront glass needs weekly or fortnightly attention because it takes constant hand contact. Buildings on arterial roads or near construction need exterior cleaning more often.

Do you clean the inside of windows as well as the outside?

Yes, and most buildings book both. Interior and exterior glass soil differently, and cleaning only one makes the other more obvious. Doing both in a single visit costs less than scheduling them separately.

Do you clean window frames and sills?

Yes. Frames, sills, tracks and channels are included, and they hold most of the trapped soil. Cleaning glass without them means the next rain carries that soil straight back onto the pane.

What is purified water window cleaning?

It is a method that removes minerals from the water before use, so the water dries leaving no residue. It needs no detergent, does not streak, and extends the interval before the next clean because there is no soap film left to attract dust.

Do you provide high-rise window cleaning?

We clean interior glass and exterior glass reachable from ground level or by water-fed pole, which covers buildings up to roughly three storeys. Work above that needs suspended access or rope systems with separate training and insurance in Ontario, so tell us the building height when you enquire and we will confirm what we can cover directly.

Can windows be cleaned in winter?

Yes, and in Toronto winter cleaning matters more than summer cleaning, because road salt spray is corrosive to frames and hardware as well as unsightly on glass. Scheduling adjusts around freezing conditions.

Will cleaning remove hard water stains?

Sometimes. Recent mineral deposits usually come off with a restoration treatment. Deposits left for years can etch into the glass surface, and that damage is permanent. We tell you which one you have at the walkthrough rather than promising a result we cannot deliver.

Do you clean glass after construction?

Yes. Post-construction glass needs protective film, adhesive, paint speck and grout haze removed, each by a different method. It is skilled work, because the wrong tool on new coated glass causes permanent scratching.

Do you clean storefront and door glass?

Yes, and it usually needs the highest frequency on the building because it takes hand contact all day. Many retail and restaurant accounts run entrance glass twice weekly with the rest of the building quarterly.

How is window cleaning priced?

By pane count and access rather than by floor area, then adjusted for frequency, frame work and site constraints. You get a fixed written price after a walkthrough, with no lock-in contract.

Can window cleaning be combined with our regular cleaning contract?

Yes, and it is the most common arrangement. One scope document, one invoice, one accountable provider, and the window schedule is written into the same agreement as the janitorial programme.
