Post-construction cleaning is the final clean that removes construction dust, adhesive residue, protective film and trade debris after a build or fit-out finishes, bringing the space to occupancy standard.
It is a separate discipline from regular commercial cleaning because construction dust is abrasive mineral particulate that keeps settling for days after work stops. Most failed handovers here are a scheduling problem, and usually an access one.
A single-pass clean is a scheduling mistake rather than a quality one. The dust that ruins the handover was still in the air when the crew left.

The gap between the main clean and the final detail is deliberate. It is the settling time, and compressing it is the most common cause of a failed handover.

North York is Toronto, and that changes the paperwork
On a map North York sits beside Markham and Thornhill. Legally it is nothing like them. It amalgamated into the City of Toronto in 1998, so permits, inspections, construction waste and noise bylaws follow City of Toronto rules, not York Region. A contractor working Thornhill one week and Willowdale the next is dealing with two different systems. We work both sides of Steeles from Concord, so the boundary changes the paperwork, not who turns up.

What we do not do
We are not a trade
No touch-up painting, drywall repair, caulking or fixture installation. If the walkthrough finds work belonging to a trade, we list it so it reaches the right party instead of quietly becoming a cleaning problem.
No hazardous material work
Mould remediation, asbestos and lead abatement are licensed disciplines with their own regulatory requirements. We do not hold those licences and we will say so rather than improvise.

How much does post-construction cleaning cost in North York?
It is quoted per project after a walkthrough rather than from a rate card, because identical floor areas can differ several times over depending on debris volume, surface mix and whether trades have finished. We walk the site and quote against a written scope.
How long after the renovation should the final clean happen?
The main clean happens once trades are finished. The final detail should be 24 to 72 hours later, after airborne dust has settled. Booking both on the same day is the most common reason a handover fails.
Can you work in a condo tower with occupied floors?
Yes, and it is most of what we do at Yonge and Sheppard. It means booking the service elevator, loading through P1, containing dust at the unit door and working within the building noise hours. We arrange that with property management before the first visit.
Can you clean while trades are still on site?
Yes, that is the rough clean phase. It keeps debris under control and lets inspections proceed, but it does not replace the main clean after the trades leave.
Do you remove construction debris?
We remove and consolidate debris left on site as part of the clean. Large volumes of demolition material or a full bin removal are usually the contractor’s disposal arrangement, and we will say so at the walkthrough rather than after.
Is North York treated as Toronto or York Region for waste disposal?
Toronto. North York amalgamated into the City of Toronto in 1998, so permits, inspections and construction waste follow City of Toronto rules even though it borders York Region. Contractors working across Steeles deal with both systems.
Do you clean windows inside and out?
Interior glass is included. Exterior glass is included where reachable from the ground or by water-fed pole. Tower glass above roughly three storeys needs suspended access and is quoted separately, only through a certified access contractor. How long does a North York fit-out clean take?
It depends on floor area and surface mix. A single condo unit is commonly one day plus a return visit. A full floor office fit-out runs one to three days plus the final detail. The walkthrough gives a firm duration.
Do you work for general contractors or building owners?
Both. Most of this work comes through general contractors and project managers, and we invoice whichever party holds the contract. The final detail visit is part of the scope either way, never billed as an extra.
Do you carry insurance and WSIB coverage?
Yes. WSIB coverage and liability insurance are in place, and certificates are provided on request before work starts. Most property managers and general contractors ask for these, and we would rather send them upfront.
