Post-Construction & Fit-Out Cleaning

Post-Construction Cleaning in Markham

Markham builds more commercial space than almost anywhere else in York Region, and every fit-out ends the same way. Trades finish, dust settles, and somebody has to make it usable before the handover date.

What is post-construction cleaning?

The final clean that makes it ready

Post-construction cleaning is the final clean that removes construction dust, adhesive residue, protective film and trade debris after a build or fit-out finishes, bringing the space to occupancy standard.

It is a separate discipline from regular commercial cleaning because construction dust is abrasive mineral particulate that keeps settling for days after work stops. Most failed handovers are a timing problem, not a quality one.

Anyone who cleans a fit-out once and leaves has produced a space that looks finished for about four hours. The dust that ruins the handover was still in the air when the crew packed up.

Our 3-phase cleaning process

Built for how construction works

PhaseWhenWhat it covers
Rough cleanTrades still on siteDebris removal, waste consolidation and sweeping so trades can work safely and inspections can proceed.
Main cleanAfter trades finishFull surface clean, adhesive and label removal, fixtures, inside cabinetry, glass, floors taken to finish.
Final detail24 to 72 hours laterSettled dust removed, glass and stainless re-done, marks lifted, space released for occupancy.

The gap between the main clean and the final detail is deliberate. It is the settling time, and compressing it is the most common cause of a failed handover.

Why one clean is never enough

Dust settles in days, not minutes

Drywall compound, saw cuts, grout and concrete produce a fine mineral dust that behaves nothing like ordinary soil, and it migrates further through a building than any site plan assumes.

  • Small enough to stay airborne for hours after any disturbance
  • Abrasive by nature, so wiping it dry scratches rather than lifts
  • Migrates on air movement, so sealed-off areas rarely stay sealed

A phased schedule protects your finish, your indoor air quality and your handover date.

Local expertise

Markham districts we work in

Markham Centre & Downtown Markham

Dense mixed-use with towers, ground-floor retail and office above. Occupied neighbours during every fit-out, shared loading, and elevator booking that has to be arranged rather than assumed.

Highway 404 & 407 Corridor

Corporate offices and technology campuses, often large-floorplate fit-outs running to a fixed occupancy date tied to a lease start. The final detail date is not negotiable.

Unionville

Heritage main street and converted commercial space. Original materials that a standard construction clean can damage, and tight street access that changes how equipment gets in.

Milliken Mills & Denison

Light industrial, warehousing and flex units. Concrete slabs, larger areas, and frequently a requirement to clean or seal floors before racking and equipment arrive.

Buttonville & Woodbine

Business park and office conversion work. Mixed surface types across a single floor, so method has to change room to room rather than applying one approach throughout.

Cornell & Cathedraltown

Newer residential plus medical and professional units at grade. Medical fit-outs must be clean enough to receive equipment and pass an inspection, not merely look finished.

Tech and medical fit-outs have a stricter finish

Server and equipment rooms cannot receive hardware while residual construction dust is airborne, because fine particulate is drawn straight into intake fans. Laboratory and medical space has to pass an inspection rather than simply look finished. Both mean the standard is measurable, and the clean has to be sequenced against the equipment delivery date rather than trade completion. We ask which it is at the walkthrough.

How pricing works

Quoted per project, after a walkthrough

Post-construction cleaning is not sold from a rate card, because two jobs of identical square footage routinely differ by a factor of three. We walk the site, write the scope, and quote against it. No lock-in, and thirty days notice on anything ongoing.

  • Floor area and ceiling heightHigh-level work changes the equipment needed
  • Trade statusWhether trades have finished or are still working
  • Debris volumeWhat is left on site versus already removed
  • Surface mixGlass, stainless and natural stone are slow work
  • Floor typeWhether it needs sealing, stripping or only cleaning
  • Occupied neighboursContainment and restricted hours change the method
  • Access and loadingWhether an elevator or dock has to be booked
  • DeadlineA compressed schedule needs more crew, not more hours
Worth being clear about

What we do not do

We are not a trade

No touch-up painting, drywall repair, caulking or fixture installation. If the walkthrough finds work belonging to a trade, we list it so it reaches the right party instead of quietly becoming a cleaning problem.

No hazardous material work

Mould remediation, asbestos and lead abatement are licensed disciplines with their own regulatory requirements. We do not hold those licences and we will say so rather than improvise.

Questions we get asked

Post-construction cleaning in Markham, answered

How much does post-construction cleaning cost in Markham?

It is quoted per project after a walkthrough rather than from a rate card, because identical floor areas can differ several times over depending on debris volume, surface mix and whether trades have finished. We walk the site and quote against a written scope.

How long after the renovation should the final clean happen?

The main clean happens once trades are finished. The final detail should be 24 to 72 hours later, after airborne dust has settled. Booking both on the same day is the most common reason a handover fails.

Do you clean corporate and technology fit-outs?

Yes, and they are sequenced differently. Equipment rooms need the dust gone before hardware arrives, because fine particulate is pulled straight into intake fans. We schedule against the equipment delivery date rather than the trade completion date.

Can you clean while trades are still on site?

Yes, that is the rough clean phase. It keeps debris under control and lets inspections proceed, but it does not replace the main clean after the trades leave.

Do you remove construction debris?

We remove and consolidate debris left on site as part of the clean. Large volumes of demolition material or a full bin removal are usually the contractor’s disposal arrangement, and we will say so at the walkthrough rather than after.

How long does a Markham fit-out clean take?

It depends on floor area and surface mix. A single-floor office fit-out is commonly one to three days for the main clean plus a return visit. The walkthrough gives a firm duration, not an estimate that moves later.

Do you clean windows inside and out?

Interior glass is included. Exterior glass is included where it is reachable from the ground or by water-fed pole, which covers most Markham low-rise and business-park buildings. Anything requiring suspended access is quoted separately and only with a certified access contractor. See our commercial window cleaning service for detail.

Do you handle heritage properties in Unionville?

Yes. Original trim, plaster and softwood need method chosen per surface, because a standard construction clean can strip or scratch them. We identify those surfaces at the walkthrough and adjust rather than applying one approach throughout.

Do you work for general contractors or only building owners?

Both. Most of this work comes through general contractors and project managers, and we invoice whichever party holds the contract. The final detail visit is part of the scope either way, never billed as an extra.

Do you carry insurance and WSIB coverage?

Yes. WSIB coverage and liability insurance are in place, and certificates are provided on request before work starts. Most property managers and general contractors ask for these, and we would rather send them upfront.

Ready for a clean, safe, move-in ready space?

Book a walkthrough and we will assess the site, write the scope and hold the date. Most quotes go out within 24 hours.
