
Turnover cleaning is the shortest job in property management with the longest consequences. The unit sits empty, every day costs rent, and the standard of the clean decides whether the next tenant signs on the first viewing or negotiates the price down. Done properly it takes one visit. Done badly it takes three, plus a deposit dispute.
This is the room-by-room checklist we work to on tenant turnovers across Toronto and the GTA, plus the parts landlords most often get wrong.
Turnover cleaning is not a regular clean
A recurring clean maintains a space that is in use. A turnover clean resets a space to a lettable standard with nobody living in it. Different job, different scope.
The practical difference is that everything gets cleaned, not just the visible surfaces. Inside cupboards, inside appliances, behind and underneath where furniture used to sit, the tracks and frames, the tops of doors. A tenant viewing an empty unit opens things. There is no sofa hiding the skirting board and no clutter drawing the eye away from a greasy extractor filter.
Kitchen
The kitchen decides the viewing. It carries the most residue and it is where prospective tenants look hardest.
- Oven interior degreased including racks, door glass between panes, and the grill
- Extractor hood degreased and filters washed or replaced
- Fridge and freezer emptied, defrosted, cleaned inside including seals and drawers
- Dishwasher interior, filter, and door seal
- All cupboards and drawers cleaned inside, fronts degreased, handles wiped
- Countertops, backsplash, and sink descaled, taps polished
- Behind and beneath appliances where they can be safely moved
- Floor washed to the edges and into the corners
Oven interior and hood filters are the two most commonly skipped items and the two most commonly cited in deposit disputes. If a cleaning invoice looks unusually cheap for a turnover, these are typically what was left out.
Bathrooms
- Toilet cleaned and disinfected inside and out, including the base and behind the pan
- Shower and bath descaled, screens and doors cleared of soap and limescale
- Grout scrubbed, mould treated at silicone seals
- Sink, taps, and drains descaled
- Mirrors and any cabinet interiors cleaned
- Extractor fan cover cleaned and dust removed
- Floor washed to the edges, including behind the toilet
Limescale and grout discolouration are what make a bathroom read as old regardless of its actual age. Both respond to proper treatment, and treating them is usually cheaper than the price reduction a tired-looking bathroom invites.
Living areas and bedrooms
- All floors vacuumed and washed, including where furniture stood
- Carpets extracted where the unit is carpeted
- Skirting boards, door frames, and tops of doors wiped
- Light switches, sockets, and handles cleaned
- Light fittings dusted, visible cobwebs removed
- Built-in wardrobes and storage cleaned inside, rails wiped
- Radiators cleaned including behind where accessible
- Wall marks spot-cleaned where they will come off without damaging paint
Windows, doors, and the details
- Interior glass cleaned, plus exterior where safely reachable
- Window tracks and runners cleared of debris, a frequent complaint item
- Sills and frames wiped
- Blinds dusted slat by slat, or curtain rails wiped
- Balcony or patio swept where present
- Entry door cleaned both sides, including the frame
Window tracks are the classic tell. A tenant who opens a window and finds a channel full of grit concludes that the clean was cosmetic, and starts looking harder at everything else.
How long a turnover takes

Most turnovers are quoted as a flat price per unit rather than hourly, based on size and condition assessed at a walkthrough. Where a walkthrough is not practical, expect the quote to carry a condition assumption, and expect it to be revised if the unit is materially worse than described.
The four mistakes that cost landlords money
Booking the clean before the unit is empty
A crew cannot clean around remaining furniture or a pile of items awaiting collection. Book the clean for after the unit is genuinely clear, including storage areas and the balcony. A wasted visit is a wasted day of vacancy.
Cleaning before repairs
Painting, patching, and any trade work must finish first. Cleaning a unit and then sending a painter in means paying for the same clean twice. The correct sequence is clear the unit, complete repairs, then clean, then photograph.
No documentation of the finished condition
Photograph the unit immediately after the clean, before viewings. That record settles the next deposit discussion at the end of the following tenancy, and it establishes the standard the unit was handed over in. A completion log from your contractor serves the same purpose for the work itself.
Treating carpets as a maintenance item
Vacuuming is not extraction. A carpet that has held a tenancy carries ground-in soil that vacuuming cannot lift, and it shows most in an empty room with nothing else to look at. Extraction at turnover is usually the difference between a carpet that reads as used and one that reads as worn out.

Deductions from a departing tenant’s deposit for cleaning are limited to damage or a condition beyond reasonable wear, not routine turnover cleaning. Keeping dated photographs and a contractor completion log is what makes any deduction defensible.
How soon before a viewing should the unit be cleaned?
After all repairs and painting are finished, and before the first viewing or listing photographs. Cleaning first and doing trade work afterwards means paying for the clean twice. Where the schedule is tight, a same-day or next-day turnaround is usually available with notice.
Do you clean carpets as part of a turnover?
Hot water extraction is available as part of the turnover scope and is worth including on any carpeted unit that has held a full tenancy. Vacuuming removes surface debris but not the ground-in soil that makes a carpet look tired in an empty room.
