Midtown Toronto, from Davisville to Lawrence
Commercial Cleaning Yonge-Eglinton
Commercial cleaning Yonge-Eglinton offices, clinics and mixed-use buildings book when a crew built for towers or business parks does not suit a mid-rise on the Yonge corridor. Profound Cleaning works inside what these buildings actually run on: shared lobbies, retail below, street-level loading, and entrances that take subway-station slush from November to April.
- WSIB certified
- $5M liability insured
- COI filed before day one
- Same crew every visit

Why Midtown is different
Yonge and Eglinton is a mixed-use street, not an office park
A typical business park unit has its own door, its own parking and no neighbours at night. Midtown buildings do not. Around Yonge and Eglinton the stock is mid-rise office buildings, professional and medical suites above street retail, and condo podiums with commercial space at the base, all sharing lobbies, elevators and entrances with other tenants.
That changes how cleaning has to be planned. The lobby and elevator are used by patients, clients and other tenants, so work is scheduled around them. Retail or a restaurant on the ground floor limits when noisy equipment can run. And because so many people arrive from the subway and bus stops on foot, entrances take far more street dirt than a driveway-and-parking-lot office ever sees.
We write the scope around the building you are actually in, not a generic office template. The walkthrough covers the lobby, the elevator, the washrooms, where waste goes and what the street entrance looks like at 8am in February.
In Midtown the cleaning itself is the easy part. Timing it around other tenants and keeping the entrance presentable is the work.
The building layer
What we sort out before the first clean
These six items are the usual reasons a Midtown cleaning contract starts badly. We deal with them during onboarding, not on the first night.
-
1
Certificate of insurance
Many property managers will not release access until a current certificate naming the building is on file. We carry $5M liability and WSIB clearance and send both to management during onboarding.
-
2
Street-level loading
Most mid-rise buildings on the corridor have no dock. Equipment and supplies come in through the street entrance, so we plan arrival around the building and size machines to carry in.
-
3
Shared lobby and elevator use
The elevator and lobby are shared with other tenants and visitors. We schedule heavy work and floor care outside peak movement so no one is walking across a wet floor.
-
4
Retail and restaurants below
A ground-floor business limits noise and affects the shared stairwell and entrance. We time vacuums and floor machines around it and keep shared areas clear of equipment.
-
5
Waste and recycling routing
Waste goes to the building’s designated room or bins, with recycling and organics separated to the building’s rules. We follow the building program rather than inventing our own.
-
6
Access, alarms and the same crew
After-hours entry usually means key fobs, an alarm code or a name list. A small assigned crew keeps that list short, and we tell management before anyone new attends the site.
Building types
Midtown spaces we clean
The same intersection holds very different spaces. These are the types we scope most often along Yonge, Eglinton and the streets around them.
Mid-rise office buildings
Multi-tenant floors with shared lobbies and washrooms. Suite scopes cover your own premises only, with the building’s own contractor handling the shared areas.
Professional suites above retail
Accounting, legal, insurance and consulting offices with a street entrance and a stairwell shared with a shop below. Entrances and stairs need attention every visit.
Medical and dental suites
Waiting rooms, operatories and washrooms cleaned to a written clinic scope. See our medical office cleaning page for how clinic work is handled.
Condo commercial space
Offices, clinics and shops in the podium of a residential tower, where the commercial entrance and its cleaning are separate from the residential common areas.
Restaurants and cafes
Nightly dining room, washroom and back-of-house cleaning, with kitchen exhaust work scheduled by NFPA 96. See restaurant cleaning.
Small studios and shared offices
Teams of a few people in a single suite or a coworking floor, usually on a few visits a week or a flat rate per visit.
We cover the whole Yonge corridor around Eglinton, including Davisville, Mount Pleasant, Lawrence and Leaside. For the core, see downtown Toronto office cleaning, or office cleaning across Toronto and the GTA.
Winter and daytime
Two problems Midtown buildings share
Salt and daytime presentation are where most Midtown cleaning contracts succeed or fail, because both show up at the front door.
Subway and bus salt
Most visitors and staff arrive on foot from transit, carrying salt and slush through the entrance. Plain mopping spreads it. We extend entrance matting, raise entrance and lobby mopping frequency from November to April, and use a neutralizing floor cleaner rather than water alone.
Reception that has to look right at 9am
Clients and patients form their view in the lobby and waiting room. After-hours cleaning resets the space overnight, and where daytime attention is needed for washroom checks and spills, a day porter covers the gap without moving the whole clean into working hours.
Washrooms shared by many
Multi-tenant floors and clinics put heavy use on few fixtures. Frequency and consumables are set by traffic, not headcount, and written into the scope.
Floors that carry the traffic
Entrance matting, lobby tile and corridor carpet take most of the wear. Carpet extraction and hard-floor scrubbing run on a cycle in the scope. See commercial floor cleaning.

Getting started
How a Midtown account starts
From first call to first clean is usually a short process, and most of the time is building approvals rather than anything on our end.
Walkthrough
We walk the suite or building, note traffic patterns, floor types, washroom count and where the building wants waste to go. We also ask who your property manager is.
Written scope and price
Every task and frequency in writing with the price against it, plus anything specifically excluded. You get it inside 24 hours of the walkthrough.
Building clearance
Insurance and WSIB clearance go to property management, and access is arranged with the building.
First clean and log
The assigned crew starts on the agreed schedule and you get a completion log. We check in after the first two weeks and adjust the scope if the building tells us something different.
What moves the price in Midtown
Commercial cleaning here is priced on the same fundamentals as anywhere in the GTA, roughly $0.15 to $0.50 per square foot monthly or $35 to $65 per hour per cleaner, with smaller suites often quoted per visit. What shifts a Midtown quote is access and traffic: street-level loading, shared lobby windows, washroom count, salt-season entrance frequency and how far waste travels. Questions
Yonge-Eglinton commercial cleaning questions
What tenants and property managers in Midtown ask us most often.
Do you clean commercial buildings around Yonge and Eglinton?
Yes. We serve Midtown from our Concord office, including offices, professional and medical suites, condo commercial space, restaurants and shops along Yonge, Eglinton and the surrounding streets. We confirm building access and requirements during the walkthrough.
How much does commercial cleaning cost near Yonge and Eglinton?
Expect roughly $0.15 to $0.50 per square foot monthly, or $35 to $65 per hour per cleaner, with smaller suites often quoted per visit. We price after a walkthrough rather than over the phone, because the lobby, washrooms and entrance decide the scope.
Do you clean the shared lobby and washrooms on my floor?
Only if they fall inside your premises. On a shared floor those areas are normally the landlord’s responsibility and are cleaned by the building’s contractor through your operating costs. If you hold the whole floor they are usually yours. We confirm the boundary with your lease or property manager before pricing.
Can you work around patients and clients?
Yes. Heavy work and floor care are scheduled outside opening hours and peak lobby movement. Where a clinic or office needs daytime washroom checks and spill response, that is handled by a day porter instead of moving the whole clean into working hours.
How do you handle winter salt at the entrance?
We extend entrance matting so it catches several steps of walk-off, increase entrance and lobby mopping from November to April, and use a neutralizing floor cleaner rather than plain water, which spreads salt instead of lifting it.
Can you clean a clinic or dental office?
Yes. Clinic scopes cover waiting rooms, operatories, washrooms and high-touch surfaces, written room by room. Details are on our medical office cleaning page.
Do I need a long contract?
No. We work without lock-in contracts. You get a written scope and a price, and the arrangement continues because the work holds up. If it does not, you are not tied in while you sort it out.
Will it be the same cleaners every time?
Yes, that is the point of the model. A crew that knows your layout, your alarm and your waste route is worth keeping. When someone has to change, we tell you and give property management notice before a new name attends the site.
