How Much Do Cleaning Companies Charge per Square Foot in Toronto?

September 27, 2026 10 min read Profound Cleaning

A square-foot cleaning rate is useful only when you know what period it covers. A price per cleaning visit, a price per month and a price for a one-time deep clean are three different numbers.

For recurring commercial cleaning in Toronto, Profound Cleaning’s published budgeting range is $0.15 to $0.50 per cleanable square foot per month. Most ongoing office and janitorial programs are ultimately quoted as a flat monthly fee after the areas, tasks and visit schedule have been agreed. That range helps you start a budget; it is not a price for every building. The full breakdown is in our janitorial services cost guide.

If you are comparing quotes for an office, clinic, condo common area or warehouse in the GTA, start with three questions:

  1. Which square footage will the crew actually clean?
  2. How many visits, and which tasks, does the price include?
  3. Is the number per visit, per month or per project?

Once those answers are clear, you can compare prices without guessing what each company meant.

Commercial Cleaning Prices in Toronto: What the Numbers Mean

The same building can have several valid “cost per square foot” figures. Each describes a different part of the agreement.

Pricing unitWhat it tells youCommon use
Per square foot per monthMonthly contract cost divided by the area being cleanedComparing recurring office or janitorial budgets
Per square foot per visitCost of one cleaning visit divided by the area being cleanedComparing visits when the scope and schedule match
Per square foot per projectPrice for a defined one-time job divided by the relevant work areaFloor restoration or post-construction cleaning
Per cleaner-hourPrice for each cleaner’s hour of workIrregular or difficult-to-predict work

A rate without its unit can be misleading. $0.20 per square foot per month cannot be compared directly with $0.20 per square foot per visit. If a crew comes three times a week, the second rate would be charged for roughly 13 visits in an average month.

Profound Cleaning’s existing commercial cleaning cost guide gives these monthly budgeting ranges for standard commercial cleaning. They are planning figures, not fixed packages or a substitute for a site assessment.

Facility sizeExample schedulePublished monthly budget range
1,000 to 2,500 sq. ft.Once weekly$250 to $450
2,500 to 5,000 sq. ft.Twice weekly$500 to $950
5,000 to 10,000 sq. ft.Three times weekly$1,000 to $1,850
10,000 to 20,000 sq. ft.Five times weekly$2,200 to $4,500
More than 20,000 sq. ft.Site-specific scheduleCustom quote

The table shows why a single square-foot rate cannot replace a written scope. A 5,000-square-foot office with one washroom and open floors is different work from a 5,000-square-foot office with multiple kitchens, meeting rooms and heavily used washrooms.

How to Calculate Cleaning Cost per Square Foot

For a recurring contract, first find the effective monthly rate:

Monthly cleaning fee ÷ cleanable square footage = cost per square foot per month

To find the effective rate for each visit:

Monthly cleaning fee ÷ number of monthly visits ÷ cleanable square footage = cost per square foot per visit

Use the visit count in the actual proposal. For a year-round schedule, three visits a week averages 13 visits a month: 3 × 52 ÷ 12.

Example: A 6,000-Square-Foot Toronto Office

Suppose an office receives an illustrative quote of $1,800 per month for cleaning three times a week. The scope covers 6,000 cleanable square feet.

CalculationResult
$1,800 ÷ 6,000 sq. ft.$0.30 per sq. ft. per month
3 visits weekly × 52 ÷ 1213 visits per month on average
$1,800 ÷ 13 visitsAbout $138.46 per visit
$138.46 ÷ 6,000 sq. ft.About $0.023 per sq. ft. per visit

The $0.30 monthly rate and the $0.023 per-visit rate describe the same illustrative contract. The difference is the billing period. Neither figure is a Profound Cleaning quote for a particular property.

Which Quote Is Cheaper?

Imagine the same office receives a second quote. Both proposals list the same cleaning tasks, but their schedules differ:

Quote AQuote B
Monthly fee$1,800$1,600
Visits per week32
Average visits per month13About 8.67
Effective cost per visitAbout $138.46About $184.62

Quote B has the lower monthly bill. Quote A provides more visits and, on these assumptions, a lower effective cost per visit. Which one is better depends on how often the office needs cleaning, and whether the two companies have truly included the same rooms, tasks, supplies and service standards.

Use square-foot rates to compare a defined service. Do not use them to decide how much cleaning your building needs.

Which Square Footage Should You Use?

Ask each company to identify the cleanable area in its proposal. A lease may state the rentable area of a unit, while the cleaning agreement may cover only selected rooms, or may also include shared spaces.

Before calculating a rate, confirm who is responsible for:

  • Reception areas, workstations and meeting rooms
  • Kitchens, lunchrooms and washrooms
  • Corridors, stairs and entrances
  • Shared areas managed by the landlord
  • Storage rooms and restricted areas
  • Garages, loading areas or exterior spaces

Do not assume a building’s total area is the area covered by the cleaning contract. A condo common-area program, for example, may cover lobbies, hallways, elevators and amenities, while individual residential units remain outside the scope.

Why Do Two Similar-Sized Buildings Get Different Quotes?

Square footage describes the size of a job. It does not describe how long the work will take.

Washrooms, Kitchens and Occupancy

A washroom must be cleaned whether it sits inside a small office or a large one. The same is true of a busy staff kitchen. A property with more fixtures, bins, occupants and daily visitors needs a different task schedule from a lightly used space of the same size.

Layout and Floors

An open floor can often be cleaned more efficiently than a space divided into many offices and meeting rooms. Carpet, hard flooring, entrance mats and specialist finishes also call for different equipment and periodic work. Routine vacuuming or mopping should not be confused with a separate carpet extraction or floor restoration service.

Frequency

More visits usually increase the total monthly cost. They may reduce the work required on each visit, because dirt has less time to build up. A company should explain its proposed schedule rather than treating once-weekly and five-day service as identical jobs at different quantities.

Access and Timing

In a downtown Toronto tower, a crew may need to arrange loading access, sign in with security and work within a service-elevator window. A ground-floor office in Vaughan or Concord may have a different access process. These details can affect the available cleaning time, but they should be assessed at the building, not turned into an automatic city-wide surcharge.

Toronto winters can also change the work at entrances and high-traffic floors. If mats and tracked-in residue need attention more often, put that task and its frequency in the scope before comparing prices.

What Should a Recurring Cleaning Price Include?

A useful quote says what will be cleaned and how often. For an office, the agreed scope may include waste removal, washroom cleaning, vacuuming, mopping, accessible surface cleaning, kitchen areas and high-touch points. The exact task list depends on the site and the contract.

Profound Cleaning sets its office cleaning and janitorial services around a written scope. Its site states that standard cleaning agents and equipment are included in its quoted rate, while consumable paper products and similar restocking can be supplied for an additional fee. Confirm those details in the proposal for your building.

Confirm in the written quoteWhy it matters
Rooms and cleanable areaEstablishes what the price covers
Task list and frequencyPrevents “clean the office” from meaning different things to each bidder
Number of visits and service windowMakes monthly prices comparable
Cleaning products and equipmentClarifies what the contractor supplies
Paper products, soap and bin linersIdentifies consumables that may be billed separately
Periodic floor, carpet and window workSeparates recurring maintenance from specialist projects
Exclusions and additional-work ratesShows what could change the bill
Applicable taxMakes the final payable amount clear

The Canada Revenue Agency says suppliers must make clear whether GST/HST is included in a price or added separately. Ask for that distinction on each proposal rather than comparing a tax-inclusive total with a pre-tax rate.

Does the Same Rate Apply to Every Type of Building?

No. A square-foot figure is most useful when you compare properties with a similar cleaning scope.

Offices. Desk density, meeting rooms, washrooms, kitchens and evening access shape the work. See the office cleaning service for what a recurring program can cover.

Medical offices. Room use, patient-facing areas, disinfection procedures and documentation require a site-specific scope. An ordinary office rate should not be treated as a clinic price. Profound Cleaning explains the boundaries of its medical office cleaning service separately.

Condo and apartment common areas. Lobbies, corridors, elevators, amenity rooms and garbage areas can have different schedules within the same property. See condo common-area cleaning. For Toronto apartment buildings covered by RentSafeTO, the City describes requirements for a cleaning plan covering common areas and how often they are cleaned (see our RentSafeTO common-area cleaning guide); that program should not be assumed to apply to every condo or office.

Warehouses. Large open floors, office areas, docks and washrooms should be scoped separately. Routine upkeep and machine floor work are not interchangeable. See warehouse cleaning for the service distinctions.

One-time projects. Post-construction cleaning, carpet extraction and floor stripping have a defined finish point and may be priced by the project or by the area receiving that specific treatment. Do not compare those rates with a recurring monthly janitorial rate.

How to Compare Commercial Cleaning Quotes Fairly

Send each bidder the same starting information: building location, approximate cleanable area, room types, operating hours, preferred cleaning days and any access restrictions. Then compare the written proposals line by line.

  1. Check the unit. Is the rate per visit, month, cleaner-hour or one-time project?
  2. Check the area. Are both bidders pricing the same rooms and shared spaces?
  3. Check the schedule. How many visits are included, and what happens on holidays?
  4. Check the tasks. Are washrooms, kitchens, entrance detail and periodic work included at the same frequency?
  5. Check supplies and tax. What does the company provide, and what appears separately on the invoice?
  6. Check how work is recorded and issues are handled. Who receives a completion record, and how is a missed task corrected?

For vendor review, you can also ask for current insurance documents and, where applicable, a WSIB clearance. WSIB explains that a clearance shows a registered business is up to date with its reporting and premium payments. These documents help you assess the vendor; they do not replace a clear scope and reliable service. Our commercial cleaning contract checklist covers the rest of the agreement.

A walkthrough is especially valuable when drawings do not show how a space is used. The person quoting can count washrooms, identify floor surfaces, discuss access and confirm which areas are the client’s responsibility. That is a stronger basis for a monthly price than square footage alone.

Frequently Asked Questions

How much does it cost to clean a 5,000-square-foot office in Toronto?

Profound Cleaning’s published guide places a 5,000 to 10,000-square-foot facility cleaned three times weekly in an indicative range of $1,000 to $1,850 per month. Your 5,000-square-foot office may differ according to washrooms, occupancy, floor types, access and the tasks included. Treat the range as an initial budget, then request a written site-specific quote.

Is commercial cleaning charged per square foot or per hour?

Either measure can inform an estimate. For a recurring program, the customer will often receive a flat monthly quote based on the agreed area, labour, tasks and schedule. Hourly pricing can suit irregular work where the time required is harder to define in advance. Ask what work is included regardless of the pricing method.

Do cleaning companies charge for the entire building?

The proposal should specify the areas being cleaned. A tenant may buy service for its suite while a property manager arranges separate cleaning for shared corridors and washrooms. Confirm the cleanable area before dividing a quote by square footage.

Does more frequent cleaning reduce the price per visit?

It can. When a space is maintained regularly, individual visits may require less catch-up work. The monthly bill can still rise because the crew attends more often. Compare the total spend, visit count and completed tasks together.

Are paper supplies and floor care included?

Do not assume they are. Confirm who supplies paper towels, toilet paper, soap and liners. Also distinguish routine floor cleaning from periodic carpet extraction, machine scrubbing or stripping and waxing. Profound Cleaning’s published guide treats standard cleaning supplies differently from consumables and specialist floor projects.

Why are two quotes for my Toronto property so different?

The bidders may be pricing different areas, visit frequencies, tasks, supplies or access arrangements. Put both quotes on the same monthly and per-visit basis, then compare their written scopes. If a difference remains, ask each company to explain the labour and services behind its number.
