Condo common area cleaning in Toronto can start at $380 per month for a limited, three-times-weekly small-building program. Profound Cleaning also advertises a medium-building program from $680 per month, while a larger or multi-building property needs a custom quote. These are starting prices for defined scopes, not a citywide average or a promise that every 40 to 200-unit building will qualify. A fuller mid-rise program may cost substantially more: our broader Toronto commercial cleaning cost guide uses $1,500 to $4,000 per month as a planning range for one. The actual bill depends on the areas cleaned, how often each area receives attention, and which specialty tasks are included.
This guide is for condo boards and property managers buying cleaning of shared building spaces: lobbies, corridors, elevators, stairwells and amenities. Cleaning inside a resident’s unit is a separate service with a different price.
Toronto Condo Common Area Cleaning Prices at a Glance
| Building and example schedule | Published starting price | What the starting scope describes |
|---|---|---|
| Small building, about 40 to 80 units; three visits weekly | From $380/month | Lobby, elevator, hallways and stairwells; visit logs |
| Medium building, about 100 to 200 units; daily lobby plus hallways and elevators three times weekly | From $680/month | Lobby and corridor schedule, amenity rooms and fitness centre; visit logs |
| Large building of 200+ units or a portfolio | Custom quote | Building-specific zones, frequencies and staffing agreed after a walk-through |
These are the entry points advertised on our condo common area cleaning page, checked in October 2026. The service page does not publish a universal rate for all condo buildings. Ask for a written proposal showing exactly which zones and tasks fit the quoted price. A 150-unit tower with several elevators, a gym, multiple washrooms and a waste room will take different labour from a simpler property with the same unit count.
Why can $680 and $1,500 to $4,000 both appear on our site? The first is an advertised starting package for a particular schedule. The second is a broader planning range for a mid-rise program in our general cost guide. Neither should be used to price your building without matching the room list, service frequency and periodic work. A quote is the number to budget against.
What Is Included in the Monthly Cleaning Cost?
The contract should list each space and how often its tasks are done. A typical building may need the following, but none of these items is automatically included in every starting package:
| Area | Routine work to discuss | Frequency question to ask |
|---|---|---|
| Entrance and lobby | Floors, mats, glass, touchpoints and visible litter | Is the lobby visited daily, including weekends? |
| Elevators and lift lobbies | Cab floors, mirrors, buttons, doors and tracks | Are all elevator banks covered on every scheduled visit? |
| Residential corridors | Vacuuming or mopping, spot cleaning and waste pickup | Does “three times weekly” mean every floor three times weekly? |
| Stairwells and parking-level lobbies | Sweeping, mopping and handrails | Are parking-level lobbies included while the garage itself is excluded? |
| Gym, party room and shared washrooms | Equipment touchpoints, floors, fixtures and restocking | Is there service after bookings or only on fixed cleaning days? |
| Mailroom, laundry and waste areas | Surfaces, floors and visible spills | Is the waste room a routine task or a separate specialist clean? |
For Profound Cleaning, the condo common area service describes written scopes and completion logs after visits. The exact tasks, products and frequency should be confirmed in the proposal before work begins. Standard cleaning agents and equipment are described as included in the company’s commercial cleaning cost guide; ask separately about toilet paper, soap, paper towels and bin liners if your building wants the contractor to supply them.
What Makes One Condo Building Cost More Than Another?
1. The Actual Area Cleaned, Not Just the Unit Count
Unit count helps estimate resident traffic, but crews clean common space. Two 100-unit condos may have very different corridor lengths, lobby sizes, amenity floors and elevator banks. Ask bidders to identify the cleanable shared area, and avoid applying a rate to the gross floor area that includes private suites. Our cost-per-square-foot explanation shows why the measurement and billing period must be stated together.
2. A Different Schedule for Each Zone
One building might need a lobby check every day, elevator detail five times a week, corridors three times a week and stairwells weekly. Another might need three complete visits weekly. A monthly fee is only comparable when bidders price the same zone-by-zone schedule, including weekends and statutory holidays if those days matter to the board.
3. Resident Traffic and Toronto Weather
A busy downtown entrance near a transit stop can need more mat care and floor attention than a quiet building with a smaller entrance. Winter slush, salt and grit increase cleaning at entrances and on lobby floors; spring may require a deeper reset of mats and hard surfaces. Plan this seasonal work in the scope instead of leaving it to surprise charges.
4. Amenities, Waste Rooms and Floor Finishes
A gym, party room and public washrooms add tasks and consumables. Carpeted corridors need different upkeep from stone or vinyl floors. Routine mopping does not necessarily include machine scrubbing, carpet extraction or floor restoration. If a garbage or recycling room needs bin sanitation or washdowns, price it explicitly; see our garbage room cleaning service and commercial floor care for the specialist work.
5. Access and Coverage Hours
Key or fob control, concierge sign-in, elevator availability, secure amenity rooms and the agreed cleaning window can affect the time required. If the building needs someone to handle spills and touchpoints throughout occupied hours, ask whether day porter coverage is a separate line item rather than assuming scheduled janitorial visits provide continuous staffing.
How Should a Condo Board Compare Cleaning Quotes?
Send each bidder the same building brief. Include the address, number of floors and elevators, an approximate measure of shared space, all amenity and waste areas, flooring types, preferred schedule, access rules and any recurring problem areas. Then compare the proposals line by line:
- Monthly price and tax: Is it a fixed monthly fee? Does it include Ontario’s 13% HST or add it on the invoice?
- Zone-by-zone frequency: Which floors and rooms are cleaned on which days? What happens on weekends and holidays?
- Tasks and exclusions: Does the fee cover lobby glass, stairwells, gym equipment, shared washrooms, waste-room surfaces and periodic detail work?
- Supplies: Who buys cleaning products, equipment, paper goods, soap and liners?
- Evidence of service: Are visits logged? Who receives a report and who handles missed tasks or urgent spills?
- Contract terms: What are the notice period, access arrangements, insurance documents and rates for work outside the scope?
Read our commercial cleaning contract checklist before signing. It gives the board a practical way to put frequency, exclusions and change requests into writing. The Canada Revenue Agency lists Ontario’s HST rate at 13%; compare prices on the same pre-tax or tax-inclusive basis.
A Simple Budget Check
Suppose a hypothetical 100-unit building receives a $1,800-per-month quote. That is $18 per unit per month as a budgeting shorthand, not a price for cleaning each suite. The contractor still needs to specify how many crew hours, which shared spaces and which visits the $1,800 covers. A lower monthly bid with fewer corridor visits is not equivalent to a higher bid with daily corridor service.
Is RentSafeTO Part of a Condo Cleaning Quote?
A standard condominium building is not part of Toronto’s RentSafeTO apartment-building program. The City of Toronto says condo buildings are not part of the program. A condo board can still request written cleaning logs and a clear maintenance schedule for its own records. If you also manage an eligible purpose-built rental apartment building, scope its requirements separately; our RentSafeTO common-area guide explains what those buildings are scored on. Do not treat “RentSafeTO documentation” in a vendor’s marketing as a legal requirement for every condo.
Frequently Asked Questions
How much does it cost to clean a condo building’s common areas in Toronto each month?
Profound Cleaning advertises a small-building package from $380 per month and a medium-building package from $680 per month for the schedules described above. Its wider commercial cost guide uses $1,500 to $4,000 as a planning range for a fuller mid-rise program. None is a guaranteed building quote; request a walk-through and a written task-and-frequency schedule.
Is condo common area cleaning priced per unit or per square foot?
Usually a recurring contract is presented as a flat monthly price. Unit count and cleanable square footage help describe the property, but neither captures visit frequency, amenities or labour on its own. If you divide a quote by units for budget planning, remember the work covers shared areas rather than suites.
Are garbage rooms and parking garages included?
Do not assume so. Sweeping a parking-level elevator lobby, maintaining a waste-room floor, sanitizing bins and washing an entire garage are different tasks. List each area and frequency in the quote, and price heavy washdowns or pressure washing separately where needed.
How often should condo lobbies and hallways be cleaned?
There is no one schedule for every building. Profound’s published examples use three weekly visits for smaller buildings and daily lobby attention with hallways and elevators three times weekly for its medium-building starting program. Resident traffic, number of entrances, amenities and winter conditions may justify a different schedule.
Does the monthly price include cleaning inside condo units?
No. A common-area contract concerns spaces shared by residents. Move-in, move-out or individual-suite cleaning should be requested and priced separately.
